What do custom home builders do?
Custom home builders help make people’s dreams come alive. We work one-on-one with homebuyers to sub-contract and coordinate with an in-house team to build one-of-a-kind homes based on what the buyer envisions in their new home. Working with our custom home builders, you can take the dream home you have in your head and turn it into a real-life masterpiece.
Do you need a real estate agent when building a custom home?
No, you don’t need a real estate agent when building a custom home. Most homebuyers who partner with our custom home builders don’t have a real estate agent. However, if you have one, we will compensate them for their services. Usually, most people find Highland Custom Homes through referrals, a Parade of Homes, the Park City Showcase of Homes, or online.
How do custom home builders charge?
Compensation for custom home builders typically depends on location. We are a cost + builder, meaning we follow a transparent pricing model. Our homebuyers see where every penny of what they are paying goes, including allowances and profitability. We find that removing any of the usual guesswork when building a custom home makes the experience more enjoyable for everyone involved.
Where do you start when building a custom home?
The custom home building process starts by selecting a lot. The architect or designer will then create house plans to match project goals and square footage to the lot. You can partner with a custom home builder at any time during this process, but we usually get involved during design to ensure cohesiveness between all parties. If you don’t have a designer or architect, we can refer you to some of the best in the state. Inouye Design is one of our partners with years of experience working with us on many of our custom homes in the Promontory community of Park City. Inouye and other design teams aren’t in-house, but we know that their work meets our client’s high standards. We also welcome any architects or designers to the Highland team!
How much do custom homes cost to build?
The cost of custom homes depends on a range of variables, including location and size. While these numbers can change, one thing remains the same—Highland Custom Homes is a cost + builder. We provide complete transparency and honesty throughout the custom home building process. Working with our full-time accountant, you can receive regular updates to see where your money is going.
I want to build a custom home on my land, where do I start?
If you already have land, seek an architect or designer to customize a plan that fits your property. We will get involved to provide valuable input. If you don’t have a designer or architect, we can refer you to one. These teams aren’t in-house, but their work meets our high standards. We also welcome any architects or designers to the Highland team!
Is it worth buying land and building a house?
More than half of custom home buyers already have a property where they plan to build their new home. Other buyers usually have a specific location in mind but need to buy a lot. While we don’t keep an inventory, we can direct you to various subdivisions to purchase a lot and begin the custom home building process.
How many years have you been in business?
Highland Custom Homes has been a custom home builder partnership for over a decade. Our team of experts has 40 years of combined experience working in Utah’s home construction industry. During our years in business, we have built award-winning luxury homes for clients in Park City, Heber, Highland, and various locations throughout the state of Utah.
How much can I customize my custom home?
When you build a custom home, you can customize it as far as your imagination can run. There are no set parameters. Instead, you work closely with our team to bring your dream home to life. That is the beauty of building a custom home—you tell us what you want in your new home, and we figure out how to make that vision a reality.
What is your usual homebuilding timeline?
The timeline for building a custom home depends on the location and size of the home. Typically, construction of the home can take about 12-18 months. You will also need to account for design and plan approval time. Design usually takes 2-3 months, while city/county approval can take 4-8 weeks. Then, build time will take an average of 12-18 months.
How do you, as a custom home builder, handle complications?
Communication, communication, communication. Communicating with our clients makes everything easier. We can avoid most problems with clear and specific communication between homeowners, sub-contractors, and the rest of our team. As long as everyone is on the same page concerning timelines, client expectations, and deliverables, the custom home building process will run smoothly. Then, if complications arise, we can handle them as a team.
